This 3,000 square foot, 4 bedroom, 3 ½ bath single-level home on 2.5 acres is located in north Flagstaff. Built in 2006, the Ranch has a perfect, unobstructed view of the San Francisco Peaks out the large front picture window, and the property backs up to National Forest.
Enjoy a more secluded feel here at Windy View Ranch, which unlike many other rentals on the market is not located in a densely-populated neighborhood with home after home next to each other. The large lots on either side of the home are still undeveloped, therefore you and your guests will enjoy more than 7 acres of privacy. The home is immaculate with decorator furnishings, for those who are accustomed to and appreciate beautiful décor.
| Common AreasAs you enter the massive great room, soaring windows showcase the forest on one side and the San Francisco Peaks directly out the front patio doors. Ceiling fans in the 25' ceiling cool the room while fixed seating for 8 people in the family room is positioned to take advantage of the great views, the stone-front gas fireplace, and the 42” plasma TV. Watch your favorite shows on High-Definition DirecTV on the big screen, featuring a state of the art Bose sound system and a DVD player.
The perfect gathering spot for special family meals, a large table adjacent to the great room comfortably seats 10 people. Adjacent to the dining area is the beautiful kitchen with granite counter tops, knotty alder cabinets and stainless steel appliances - the windows above the sink offer a perfect view of the Peaks!

Kitchen and Laundry
The kitchen is outfitted with service for 12, as well as all basic spices and condiments. The inside laundry room features a full-sized washer and dryer with laundry soap and fabric softener provided. All linens, including sheets and plenty of towels, as well as warm and comfy blankets and afghans, are included. Bedrooms
On the north side of the home, you’ll find the Master Bedroom Suite featuring perfect Peak views to the West, a massive pine KING-sized bed, and a large comfy sofa. The beautiful master bath has dual sinks, a large soaking spa tub with water jets, a large tile shower and a huge master closet.
With this home that features 4 bedrooms and a total of 2 KING and 2 QUEEN beds, you don’t have to rely on sofa sleepers, futons or trundles; you will enjoy sweet mountain dreams in full comfort! Also on the north side of the house is the second master suite, the Courtyard Bedroom. This next-largest bedroom has a QUEEN-sized bed, it’s own private bath with tub and shower, five windows looking out on the forest, an antique sofa, a color TV with its’ own receiver box, and a private entrance which opens onto the home’s back courtyard.
Also located in the Courtyard Room is an antique white desk with a hardwired Internet hookup, and the wireless router that provides wireless Internet access throughout the rest of the home. A doggie door in this room leads to a 10' x 10' securely-fenced dog run, which can also open up into a 1-acre fenced (5' high) yard.
On the opposite (south) side of the house, you’ll find two more large bedrooms which share a hall bathroom. The Forest Bedroom features a large, pine 4-poster KING-sized bed and a lovely view of the forest. Next door, the Mountain Bedroom’s QUEEN-sized bed and 3 windows with perfect views of the Peaks offer a lovely retreat; an oversize stuffed reading chair is nestled below the window. The shared bathroom in the hallway features double sinks, a tub and a shower, with beautiful tile floors and knotty alder cabinets. If additional sleeping accommodations are needed, two extra-plush queen-sized air mattresses with integral electric pumps and air mattress bedding are stored in the Mountain Bedroom closet.
Outdoors
The part of Flagstaff is the great outdoors! Children, pets, family and friends will love spending time in our large, acre-sized, wrap-around fenced yard.
In the evenings, watch for elk who often stroll past the property near the forest as they come for a drink at our elk watering tank located just outside our back fence.
The courtyard which faces the forest is the perfect spot to relax and read a novel, share a great bottle of wine, play with the children, enjoy a cup of morning coffee, or host a family cookout with the available propane BBQ grill.

| Area and Attractions
Bring your ATVs, mountain bikes or dirt bikes; we are only two short miles to the Cinder Hills recreation area where miles and miles of dirt track await your exploration. Or, grab a backpack, plenty of water and hike for miles through the forest as the wind whistles through the trees.
Windy View Ranch also serves as the perfect “base camp” for exploring all the wonders of northern Arizona – from skiing at Snowbowl, to discovering mystical Sedona, to taking a ride to the Grand Canyon or Lake Powell, we’re located in the center of all the action. Or, simply drive 10 short miles into the heart of downtown Flagstaff where plenty of shopping and antiquing, dining and entertainment choices await your arrival. |
Dogs love Windy View ranch!
Dogs will love the large doggie door in the Courtyard Bedroom which leads outside into this enclosed 10' x 10' dog run! Your dog can go outside by himself at night or while you're away from the house, and still be protected.

Lodging Fees
October 1 to April 30 (2-night minimum): $249 per night (6 or more nights, $219 - add'l fees apply during holiday periods)
May 1 to September 30 (3-night minimum): $279 per night (6 or more nights, $249 - add'l fees apply during holiday periods)
Holidays
President's Day, Valentine's Day, Easter weekends (3-night minimum) $289 per night
Memorial Day, 4th of July, Labor Day, New Year's Eve/Day (4-night minimum): $349 per night

Miscellaneous Fees
Housekeeping Fee: $140+ (non-refundable)
Damage Deposit: $350+ (fully refundable if no loss or damage to the home or contents)

Pets
Dogs only; no breed or size restrictions. Due to the number of people with allergies to cat dander, we regret that we cannot accommodate cats at Windy View Ranch.
Dogs must be housetrained; at least 9 months of age; spayed or neuetered; and current on Rabies, Distemper and Parvo Vaccinations
Pet Fee: $50 for 1 or 2 dogs; $100 for 3 dogs
